Spinning Dreams Farm

Spinning Dreams Farm is located in rural Beattyville, Kentucky on a ridge along the south fork of the Kentucky River. It enjoys fantastic views of the surrounding countryside. We have enjoyed raising sheep, alpacas and chickens on the land but are planning to retire and are offering the farm to people who will enjoy it. We are asking $275,000 for the house and farm.

The farm consists of 38 acres. More than seven acers have woven wire fencing. The enclosed area is divided into several areas for rotational grazing. Approximately 14 acres are hay field. The remainder is wooded and is great for hiking. It is like owning your own state park. The property has two ponds. One contains fish.

The three-story house is approximately 3570 square feet. It has three to four bedrooms. All the mechanicals have been updated. The metal roof was recently replaced. The heat pumps are newer. The water heater is a few months old. The barn had a new roof installed two years ago. It also has a 16-foot swim spa.

There is a small home-use orchard including peaches, apples, cherries, apricots, plums and elderberries. Blueberries and strawberries are plentiful plus a variety of other small fruit. There is a good size improved garden area.

The large living room opens up to the kitchen and the front porch.

Both the livingroom and the parlor have fireplaces.
The kitchen has well-built cherry cabinets offering lots of storage space. It features a center island with a prep sink. It has a convection oven. Two windows offer plently of light aided by a custom built ceiling fixture.
The dining room has french doors opening onto the back deck. It has a nice crystal chandelier. It offers nice morning light.
The six foot wide first floor hallway has a powder room located at one end.

The parlor has recently refinished original oak flooring. It gets great morning light. A room that is very relaxing. It shares a fireplace with the living room and has its own entrance.

The large front porch features a swing and is great to relax on during a summer afternoon or evening. Also great for a morning cup of coffee. You can keep an eye on your animals in the pastures.
